How do you handle data quality?

Deedrecon combines public assessor and ownership records, tax-delinquency records, building-permit records, and code-enforcement records. We normalize the source fields, run source-quality checks, and keep the source context visible so you can inspect why a property was flagged. When a source does not provide a field, the product shows “data pending” rather than guessing. Public records can still contain errors or lag, so the workflow is designed for research and verification, not a promise of perfect accuracy.

How fresh are the signals?

The current workflow runs a daily scan. Freshness varies by county, agency, and the publication cadence of each source, so Deedrecon does not describe these records as real-time. A newly published record may appear on the next scan after the source makes it available; the source and its timing remain part of the context you review.

What does the Opportunity Score mean?

Accepted Answer

The Opportunity Score is a transparent 0–100 roll-up of inspectable signals: absentee ownership, tax delinquency, a vacancy proxy, and code-violation activity. Green is 70 or higher, yellow is 40–69, and red is below 40. The score helps prioritize research; it does not predict a deal, guarantee an outcome, or replace your review of the underlying records.

Which counties and record sources are covered?

The verified launch scope is Bernalillo County, New Mexico, across four source categories: assessor and ownership, tax delinquency, building permits, and code enforcement. Deedrecon adds counties one at a time after a QA gate covering source coverage, freshness, name reconciliation, and a manual sample review. This is a focused launch scope, not nationwide coverage, and the roadmap is not a claim that future counties are already available.

How does the outreach workflow work?

It creates three drafts you can review and edit: a seller letter, a postcard, and an SMS. Signed-out visitors can see the feature preview at /preview/dmail. Deedrecon generates drafts for your review; it does not automatically send mail.
